We prequalify contractors, manage the programme, maintain quality control, and supervise the build from the first day on site to the moment we hand you the keys.
We do not simply accept any contractor who submits a price. We prequalify , reviewing track record, financial stability, team competence, and quality of completed work in comparable projects. We invite selected contractors to price the works, evaluate their programmes and methodologies, and recommend the most suitable appointment. You make the decision with complete information.
Once the site mobilises, we are present. Our site supervision is not a periodic check-in , it is active management of the programme, quality of workmanship, and adherence to the approved design. Issues that would otherwise be discovered at handover are identified and resolved during construction, before they become costly. Every critical milestone is inspected and signed off before the next stage proceeds.
We maintain a live programme and a detailed cost tracker throughout the project. Variations are managed formally , with your approval before any additional expenditure is committed. At the end of the project, we coordinate the completion certificate process, handle all authority inspections, and ensure the handover is complete and documented.
Contractors build. They do not represent your interests against themselves. A project manager works for you, prequalifies and manages the contractor, supervises quality, controls programme, and protects design intent on site. The vast majority of issues we resolve are ones the contractor would not have raised on their own.
Daily or weekly site presence depending on phase, snagging at every milestone, signing off concealed works before they are covered, coordinating between contractor and consultants, chasing material approvals, and producing weekly progress reports. We are on site so the client doesn't have to be.
Both. We frequently supervise builds where the design was done by another firm — sometimes international — and the client wants someone in Dubai protecting the design through construction. We bring the same rigour either way.
Typically as a percentage of construction cost, scaled to project size and intensity of supervision required. We propose a fee at the start of the engagement based on a clearly defined scope. There are no hourly rates and no surprise charges.
