The difference between a designed space and a finished space is FF&E , the furniture, fixtures, and equipment that transform architectural intent into a home that is actually liveable. We specify, source, procure, and coordinate every piece, through an international network of luxury suppliers and manufacturers that most clients cannot access independently.
We maintain established relationships with manufacturers and suppliers across Italy, France, the United Kingdom, Scandinavia, the United States, and key GCC markets. Our sourcing network covers furniture, lighting, textiles, art advisory, decorative objects, and specialist finishes , everything required to complete a space to the standard we designed it to. We manage all logistics, customs, and delivery coordination so that what is specified arrives correctly and on schedule.
Sometimes the right piece does not exist. We design and produce bespoke furniture , dining tables, beds, bookshelves, storage units, kitchen islands, and decorative joinery , through our established manufacturer relationships. Because we source direct, bespoke items are produced at highly competitive prices compared with purchasing through conventional retail or design channels. Lead times and specifications are managed transparently from design approval to installation.
We provide a complete procurement service: specification, quotation management, order placement, production tracking, logistics, and installation coordination. You review and approve the selection; we handle everything else. For clients not in Dubai, the process operates fully remotely , we manage the ground and keep you informed at every milestone.
Furniture, fixtures, and equipment — every loose and fitted item that makes a space functional and finished. We specify, source, procure, ship, install, and replace anything that arrives damaged. We work with luxury European brands as well as regional and international ateliers.
Yes. When the right piece does not exist off the shelf, we design it. We work with trusted joinery workshops in Dubai, Italy, and elsewhere to produce one-off pieces — beds, dining tables, wall units, headboards, vanities — to the exact dimensions and finishes the space requires.
Yes. Many of our suppliers are trade-only and are not available to the general public. We hold accounts with European houses, fabric mills, lighting designers, and specialist craftsmen that clients cannot purchase from independently.
Two ways. We can work on a procurement-fee basis, where we charge a transparent percentage on the value sourced, or on a fixed-fee basis for the entire FF&E scope. The right model depends on the project size and the client's preference. We agree the model before any sourcing begins.
