No. Ganggaan acts as your Architect of Record and handles the full permitting process in-house, across Dubai Municipality, DDA, Trakhees, Civil Defence, Nakheel, Emaar, Meydan, RTA, JAFZA, and all major master developers. One studio, one point of contact, from first sketch to approved permit and completion certificate.

An Architect of Record is the licensed professional responsible for preparing, stamping, and submitting drawings to Dubai's authorities. No building permit, fit-out permit, modification permit, or master developer NOC can be obtained without an AOR. When Ganggaan designs your space, we also act as your AOR, which means the design intent is protected all the way through the approval process, with no translation loss between two separate firms. The design stage for a villa or penthouse typically takes 1 to 3 months, depending on the size and complexity of the project. Permitting timelines vary by authority and project type. We provide a clear schedule at the outset so you know exactly what to expect. Because design and permitting are handled by the same team, there are no delays waiting for one firm to hand off to another.

No. We operate fully remotely and have been commissioned for projects internationally, including in Qatar and South Africa. We manage the full scope on the ground in Dubai while keeping you closely informed at every milestone, wherever you are in the world. Many of our clients travel frequently or are based abroad, and we design our process around that.

Yes. Beyond design and permitting, we offer full project management and site supervision. We prequalify contractors and suppliers, manage the site on your behalf, and carry the project through from mobilisation to completion certificate. If you want one accountable contact for the entire project (design, permits, construction), that is exactly what we offer.

Yes, FF&E sourcing and procurement is one of our core services. We specify, source, and coordinate furniture, fixtures, and equipment through a global network of luxury suppliers and industry partners. We also design and produce bespoke custom furniture pieces when the right piece simply does not exist off the shelf, at highly competitive prices through our established supplier relationships.

We submit to and manage approvals across Dubai Municipality (DM), Dubai Development Authority (DDA), Trakhees, Dubai Civil Defence (DCD), Roads & Transport Authority (RTA), DEWA, Nakheel, Emaar, Meydan, JAFZA, and Dubai South. For master developer communities including Palm Jumeirah, Emirates Hills, Dubai Hills, District One, Meydan, La Mer, The Meadows, Jumeirah Golf Estates, Jumeirah Islands, and Jumeirah Park, we handle all community NOCs and building management permits.

Yes. Dubai is our home and primary market, but we are open to projects across the GCC. Qatar, Saudi Arabia, Kuwait, Bahrain, and Oman, as well as select international markets including Africa. We have been commissioned for projects in Qatar and South Africa, and we welcome enquiries from clients wherever their project is located.

From there we set out a clear scope and the stages ahead, from concept design through permitting and delivery, so you know exactly what to expect before anything is committed. You work with the same team throughout, with a single point of contact from that first conversation to completion.

Discretion is standard. A number of our clients are high-profile, and several of our projects are held under non-disclosure agreements. We are glad to sign an NDA before any details are shared, and we never publish a client's name, property, or imagery without explicit permission.

It depends on the authority, the master developer community, and the scope of work, so timelines vary from one project to the next. Because we act as your Architect of Record and prepare authority-ready documentation in-house from the outset, we coordinate every NOC and permit directly rather than waiting on a separate firm, which removes a common source of delay. We set out a realistic schedule at the start and keep you updated as each approval progresses.

Ganggaan is a design and Architect of Record consultancy, not a contracting company, so any post-handover warranty, snagging, and defects liability sits with the appointed contractor. Our role at completion is to hand over the full set of final project documents and drawings, together with the relevant authority approvals and completion certificate. Maintenance and warranty matters are handled directly with your contractor from that point.
